Yarraville is an inner suburb in the City of Maribyrnong, about 6 kilometres from the Melbourne CBD. Whitehall Street is an industrial estate spine, and the suburb's built heritage includes the CSR sugar refinery complex. Yarraville sits beside the Yarra and Maribyrnong rivers, immediately north of the West Gate Bridge.

Yarraville is an industrial and distribution precinct, with warehouses and factories forming the core commercial stock. Seddon, Spotswood and Footscray are nearby areas with complementary leasing markets.
