Surrey Hills is a suburb in Melbourne's east, within the Cities of Boroondara and Whitehorse, about 12 kilometres from the Melbourne CBD. Canterbury Road is the main commercial corridor, with Riversdale Road and Union Road connecting established residential areas and local services. The suburb developed from the late nineteenth century and is known for mature European street trees.

Surrey Hills is an office and consulting market, with office suites and floors and medical or consulting suites suited to a suburban professional and health services market. The premises fit a low-rise established neighbourhood rather than a large commercial centre. Mont Albert, Canterbury and Balwyn are nearby comparisons.
