Modbury

Modbury is an Adelaide suburb in the City of Tea Tree Gully, about 13 kilometres from the Adelaide CBD. North East Road is the main commercial centre, with Montague Road providing a secondary local connection. The suburb is home to Tea Tree Plaza and Modbury Hospital, and sits at the end of the Adelaide O-Bahn busway, with buses serving the surrounding district.

Modbury is an office and consulting market, with office suites and floors and medical or consulting suites supporting the suburban service economy. Shopfronts are concentrated around the established shopping complex and arterial-road centres. Holden Hill, Windsor Gardens and Para Hills West are nearby markets for comparison.
