Melbourne is an inner city area in Victoria, about 3 kilometres from the Melbourne CBD. St Kilda Road is the principal commercial corridor, extending through a central urban setting with office buildings, major institutions and access to Melbourne's extensive train, tram and bus networks. The city is also home to the Port of Melbourne and a major passenger terminal at Station Pier.

The market is an office and consulting market, with office suites and floors and medical or consulting suites in established central and inner-city buildings. South Melbourne, Southbank and Albert Park are nearby commercial comparisons.
