Fitzroy is an inner-city suburb in the City of Yarra, about 2 kilometres from the Melbourne CBD. Brunswick Street is the commercial heart, with Smith Street and Johnston Street extending the area's retail, dining and cultural activity. Fitzroy is Melbourne's first suburb and is characterised by a tightly gridded built form with a strong heritage and cultural identity.

Fitzroy has an office and consulting market, with office suites and floors and medical or consulting suites integrated into a dense inner-city mix of older buildings and converted commercial spaces. Collingwood, Carlton and Fitzroy North are nearby comparisons.
