Bowen Hills is an inner north-eastern suburb in the City of Brisbane, about 3 kilometres from the Brisbane CBD. Abbotsford Road and Brookes Street form the main commercial area, with low-rise office blocks, retail and hospitality uses around the suburb's redevelopment areas. Bowen Hills railway station is one of Queensland's busiest, and the suburb is also served by the Exhibition station and major tunnel connections.

Bowen Hills is an office and consulting market, with medical or consulting suites, office suites and floors and warehouses and factories within a dense inner-urban setting. The combination of transport infrastructure, offices and redevelopment supports a varied commercial role close to the city. Newstead, Windsor and Fortitude Valley are useful comparisons.
